Project Details

The project involved the conversion and refurbishment of a terraced property in Watford, Herts to create four one and two-bedroom residential units and a small office suite to the rear of the site.

The site consisted of a two-storey terraced building with a curved footprint. The property contained a ground floor retail unit, with the upper floor as ancillary offices. The ancillary offices and the large loft space above were converted into the new residential units, whilst the vacant two-storey rear extension was converted into a small office suite.

The development involved sub-dividing the existing first floor offices to create two residential units. The loft space was sub-divided by first inserting a new floor and then by constructing a mezzanine level for the bedroom of each dwelling. The external appearance was modified by the introduction of dormer windows to the front and rear elevations of the main building, together with new windows to the rear elevation at first floor level. The bank safe and ancillary space located in the original rear extension were altered and converted to create a small office suite.

The internal layout has maximised the development of the first floor and loft space to create a mixture of small residential dwelling units. Each dwelling has a light and spacious combined living/dining kitchen area, with contemporary bathrooms and bedrooms. The rear extension has been re-modelled internally to provide a small office suite split over two levels.
